6 different landowners. 20 acres of land. One big idea. After decades of neglect, this Thames-fronting industrial estate was strategically assembled to secure a hybrid planning permission for a residential-led mixed-use development. The masterplan will deliver circa 1,500 homes, 4,500 sqm of flexible commercial space and significant public realm improvements; including an extension of the existing Thames Promenade. A great case study for how bringing together multiple landowners with a comprehensive masterplan can create exciting new destinations.
Rockingham St, Elephant & Castle, SE1
This tiny site is an example of how creative thinking can unlock and regenerate these forgotten pockets of London. Assembling two small freehold sites and a long leasehold of three derelict railway arches, enabled comprehensive redevelopment of the whole corner plot; providing a new 20 storey office building, public space and bringing the railway arches back to life.
1 Vinyl Square, The Old Vinyl Factory, UB3
One Vinyl Square is the final and tallest residential phase of The Old Vinyl Factory in Hayes, the former headquarters of EMI Records. By appointing a best-in-class professional team and through innovative design, the number of homes in the outline planning permission were increased from 88 to 134, without acquiring any further land. A 52% increase. Not bad.
